Great work on the lighting. I can see a bit of noise in the rendering, might want to tweak your rendering settings a bit. Maybe add a small AO layer to give your corners a bit of a darker feel. Also I would make the water ripples more subtle.
How did you make your curtains? I need to do some for a piece of mine and I'm stumped on how to start them and what material to use.

HI, thanks for the comments, How do I get the AO Layer?? The ripples I actually noticed after rendering they looked a bit crazy but have been sorted on other renders.
In terms of the curtains I lused Nurbs to make them. If you want I can do quick tutorial and post on youtube for you to see?? in terms of materials I just used white and made it slightly transparent.

Ummmm, I'm not sure how you get the AO layer in Max, I'm more of a Maya user haha. There should be a AO shader that you can use in mentalray. Try this link

The rendering and modeling is gorgeous, well done. I've had a go at architectural modeling and its alot harder than it looks.
Looking at your portfolio site your based in Manchester which is pretty close to me, always good to see a local lad
